What are the Fees associated with EZ Choice Realty‘s Property Management Services?

EZ Choice Realty’s Property Management Division performs two very different tasks:

The first is “Tenant Acquisition” where a representative will advertise your property “for rent” through various forms of media including the MLS, show the property to prospective tenants, accept applications, conduct background checks, collect and hold security deposits, and execute lease agreements all on your behalf. For this EZ Choice Realty charges a one time fee of $499.

The second task is “Property Management” where a representative will oversee everything pertaining to your rental property. They will collect monthly rental payments, oversee all maintenance and repairs, negotiate extensions and alterations to lease terms, perform regular property inspections and deal directly with the tenants throughout the term of their lease, all on your behalf. For this service EZ Choice Realty charges a reoccurring monthly fee of $69.

 

What if my tenant needs to be evicted?

Unfortunately, on occasion, a tenant may need to be evicted from a property for failure to pay rent or some other violation of the lease agreement. Experienced Property Managers are often able to negotiate a mutual lease termination in order to vacate the tenant from the home. In the event an agreement is not able to be made, taking legal steps to evict the tenant may be necessary. This is a very time consuming task and requires a significant amount of paperwork to be filed with the courts. In the event an eviction cannot be avoided, EZ Choice Realty charges a one time “Eviction Facilitation Fee” of $699. This fee covers the required court costs and filing fees as well as reimbursing the representative for their time and effort. Once the eviction is complete, the owner will receive 100% of all security deposits forfeited by the evicted tenant.

 

When does the monthly “Property Management Fee” begin?

In most cases, the Property Management Fee will begin the date a tenant moves into the property and will lapse anytime the property goes vacant. On occasion, however, some clients require management of the vacant property in order to perform inspections, to oversee the cleaning, the painting, lawn maintenance and to insure the property remains in rentable condition.

 

 

Do I have to pay the “Tenant Acquisition Fee” each time my property goes vacant?

Each time EZ Choice Realty must advertise your property “for rent,” show the property to prospective tenants, accept applications, conduct background checks, collect and hold security deposits, and execute lease agreements on your behalf, in order to secure a new tenant for the property a “Tenant Acquisition Fee” will be required.
